Mezzanine Floor Guide: Types, Load Specs & Building Permits

A mezzanine floor can double your usable warehouse space without changing the building. This guide covers the three main types, key structural considerations, and what permits you need.

Three Structural Types

1. Freestanding Mezzanine (Vrijstaande entresolvloer) Independent steel structure resting on its own columns, bolted to the floor. No connection to the building structure.

Advantages: Easy to relocate or expand. No structural calculation needed for the building. Load capacity: 300–750 kg/m² depending on beam spacing and column grid. Price new: €80–140/m². Used: €30–60/m². Assembly time: 1–3 days for 200–500 m².

2. Rack-Supported Mezzanine (Stellingondersteunde vloer) The pallet racking itself acts as the support structure for the upper floor.

Advantages: Combined storage + floor — maximum use of both levels simultaneously. Constraint: Fixed column grid matches rack module (typically 2.7 m or 3.6 m centres). Price new: €60–120/m² (combined rack + floor cost averaged per m²).

3. Structural Mezzanine (Bouwkundige tussenvloer) Integrated into the building's structure — columns anchored into foundations, may connect to walls.

Advantages: Highest load capacity (1,000 kg/m² possible), fire-resistant construction. Constraint: Requires full structural calculation and building permit. Price new: €120–250/m². Not typically available used.

Load Capacity Rules

UseMinimum Design Load
Light storage / office300 kg/m²
Standard warehouse goods500 kg/m²
Heavy pallet storage750–1,000 kg/m²
Archive / paper1,000+ kg/m²

Always have an engineer verify that the building floor can take the column point loads from the mezzanine.

Floor Decking Options

  • **Steel checker plate:** durable, anti-slip, easily welded to frame. Heavy (25–35 kg/m²).
  • **OSB/chipboard on steel grating:** lighter, common for office mezzanines.
  • **Open steel grating:** maximum ventilation and fire detection line-of-sight, required by some fire codes.

Building Permits

Netherlands (Omgevingsvergunning) A mezzanine in an existing building generally requires an environmental permit if: - The structure is attached to the building, OR - The floor area exceeds 10% of the building footprint, OR - The use changes (industrial → office)

Freestanding mezzanines up to certain sizes in industrial zones may qualify as permit-exempt (vergunningsvrij). Always verify with your local municipality (*gemeente*).

Belgium (Stedenbouwkundige vergunning) Structural mezzanines inside industrial buildings typically require a building permit (*stedenbouwkundige vergunning* in Flanders; *permis d'urbanisme* in Wallonia). Freestanding units used purely for industrial storage may be exempt depending on the commune.
